Help center

Support starts with the right contact.

Find help with applications, account access, resident services, privacy, accessibility, accommodations, or a specific community. Sensitive information should never be placed in an ordinary support message.

1. Urgent and emergency help

The portal is not an emergency service.

Call 911for an immediate threat to life or safety. For an urgent building, utility, or maintenance condition, follow the property's emergency instructions and call management; do not rely only on an online maintenance request.

2. Rental-application help

Application drafts are private to the browser and device that started them. A draft ordinarily expires after about three hours without a save; saving can extend it, but never beyond seven days from creation. Use the same private browser to resume. Do not start on a shared or public device.

If a submitted answer is wrong or a document needs correction, contact the property and provide your name and application confirmation number. Do not email income documents, passwords, or a Social Security number. Management will explain the appropriate next step.

The application fee is $20.00 for New Horizon and $35.00 for Countryside, Tower View, and West Bennett. It is paid through Stripe at final review. After Stripe confirms payment, the signed application is submitted automatically. If checkout is left or expires, return to the same browser draft and continue the existing checkout. If confirmation is still pending, keep the page open or return later; do not start a second application or try to pay through email. Never send card details in a support message.

3. New Horizon intake, documents, and license agreement

A New Horizon applicant first completes the housing application and the program-intake questions. Before submission, the applicant must open and separately accept the current House Rules and Policies & Procedures. If either current document is unavailable, the portal stops at that step rather than accepting an incomplete application.

The applicant reviews and signs the completed application, pays the $20.00 Stripe application fee, waits for secure confirmation, and then submits. The fee covers application review and administrative processing. New Horizon does not require a background check for this application. The fee is generally nonrefundable after payment, including after denial or withdrawal, except for duplicate charges or when New Horizon cannot process the application because housing is unavailable or because of its error.

After staff review, a qualified applicant may receive a personalized license agreement for a specific bed. The secure link requires a deliberate confirmation before it opens, expires after the stated time, and should not be forwarded. Read the full PDF and verify the name, bed, dates, rent, deposit, and other terms before typing an acceptance. If a link is expired, a term is wrong, or a document cannot be opened, contact New Horizon using the property details below; do not send a Social Security number, medical record, password, or identity document.

A rules acknowledgment, qualification, agreement email, or temporary bed hold is not by itself permission to move in. Follow the finalized agreement and management's move-in instructions.

4. Screening, decisions, and report disputes

The participating property makes the housing decision; Checkr does not. If a consumer report influences an unfavorable decision even in part, the applicant receives an adverse-action notice. Unfavorable action can include denial, conditional approval, a cosigner requirement, higher rent, or an additional or larger deposit.

The notice identifies the reporting company and explains the right to dispute inaccurate or incomplete information and request a free copy of the report within 60 days. Follow the notice for the reporting company's current contact details and response deadlines. For a report prepared by Checkr, use the official Checkr Candidate Portal to access the report, check its status, or start a dispute.

Use the Checkr Candidate Portal to access the report or start a dispute, and see the Checkr Candidate Help Center for current support instructions. Provide any identity information requested for screening directly to Checkr. Contact the property separately about its decision or to provide relevant context; do not send identity documents or a Social Security number through this portal.

New Horizon Opportunities does not require a background check for its application. Its disclosed $20.00 application fee covers application review and administrative processing. Other participating communities may use a separate screening provider process; any such provider must present its own disclosures and authorization before running a report.

5. Login and account help

Residents and staff use one sign-in page. The portal determines the correct workspace from the authorized account record; there is no public account registration.

Use password reset only for an email already connected to an invited account. For a lost authenticator, changed email, revoked invitation, or access-pending message, contact management through a known property number rather than sending credentials by email.

6. Resident services and maintenance

An invited resident can use the portal for account information, documents, maintenance, announcements, and notifications available to the resident's household. Portal access begins only after management creates and links the resident account.

For a routine maintenance issue, sign in and create a request with a clear description and only relevant photographs. For an emergency, call the appropriate emergency or property number first.

7. Privacy and data requests

Direct an access, correction, waiting-list withdrawal, or deletion request to the community connected to the record. Include your name, the community, the type of request, and a safe way to contact you. Do not include a password, Social Security number, medical record, or document image.

Management may verify identity before disclosing or changing private information. Some information may need to remain for a lease, accounting record, legal obligation, safety matter, fraud prevention, dispute, or other permitted purpose. Review the full Privacy Notice.

8. Reasonable accommodations

Contact the relevant community and describe the change or assistance requested and how management should contact you. A first request does not need a diagnosis, special legal wording, or a particular form.

Keep disability, medical, or assistance-animal information out of the general application and waiting-list message. Management will provide a separate way to handle information that is permitted and genuinely needed. Review Fair Housing and Accommodations.

9. Accessibility help

If a page, form, document, or third-party step creates a barrier, provide the page address, the task, what happened, the browser/device or assistive technology involved, and a preferred contact method.

Management can discuss an alternate method while the issue is reviewed. Read the Accessibility Statement.

10. Property contacts

Choose the community connected to your question. Business email is shown only where a public property address is configured; otherwise use the telephone number or property website.
