Portal terms of use

These terms set practical rules for using the Indivisible By One housing directory, application and waiting-list tools, and invitation-only resident and staff services.

The portal is not a lease or a guarantee

Availability, a waiting-list position, an application, screening, or approval does not reserve housing or create a tenancy. A tenancy begins only through the applicable completed agreement and property process.

1. Agreement and scope

By using this portal, you agree to use it lawfully and consistently with these terms. “Indivisible By One,” “we,” and “us” refer to the participating property owner or manager operating the portal for the community involved.

These terms govern portal use. They do not replace a community's published criteria, house rules, screening disclosures, application notices, lease, addendum, or other signed agreement. If a signed housing agreement conflicts with general portal information, the signed agreement controls to the extent allowed by law.

2. Housing information

We work to present current, management-approved information. Availability is a point-in-time quantity and may change before an inquiry, application, approval, or lease is completed. Prices, fees, features, policies, and move-in dates must be confirmed with management before relying on them.

Photographs show real portfolio properties, but a photograph may depict a shared space, representative residence, or a condition that later changes. A public home profile is not a warranty about a specific unit.

3. Applications, inquiries, and waitlists

  • Provide complete and accurate information and update management if a material answer changes.
  • Do not submit Social Security numbers, government ID numbers, account credentials, payment-card details, or medical records through portal forms or uploads.
  • An inquiry is only a request for contact. A waiting-list entry is not an application, approval, reservation, guaranteed position, or promise of future availability.
  • An application may be incomplete until required documents, verification, screening, and property-specific steps are finished.
  • Meeting a published guideline does not guarantee approval. Decisions are made through an authorized human review under applicable criteria and fair-housing obligations.

If information needs correction after submission, use the application support instructions. Do not submit a second application merely to correct the first unless management directs you to do so.

Countryside Estates, Tower View Estates, and West Bennett Estates each charge one $35.00 USD fee for a submitted application. The exact fee is disclosed before the applicant starts and again at final review. It is paid through Stripe; after Stripe confirms payment, the signed application is submitted automatically. The fee covers application review and administrative processing. No separate card or convenience surcharge is added.

These application fees are generally nonrefundable after successful payment, including if an application is denied or the applicant later withdraws. The applicable property will refund a duplicate charge or a fee it cannot use because housing is unavailable or because of its own error. Payment does not guarantee approval, screening results, housing, or a lease.

New Horizon Opportunities has an additional program sequence. The applicant completes the program-intake questions, opens and separately accepts the current House Rules and Policies & Procedures, and then submits the application. Those acknowledgments are application steps; they are not a license agreement and do not guarantee qualification or reserve a bed.

New Horizon applicants may report that they have no current personal income. The application separately asks who is expected to pay the housing fees, which may be the applicant, a representative payee, an organization or agency, a family member or guarantor, or another identified arrangement. Reporting a planned payer does not guarantee that funding or housing will be available and is not an automated approval decision.

New Horizon charges one $20.00 USD fee for each submitted application. The fee is disclosed before the applicant starts and is collected only at final review, immediately before submission. It covers application review and administrative processing. New Horizon does not require a background check for this application. No separate card or convenience surcharge is added.

The same general refund rule described above applies. New Horizon will refund a duplicate charge or a fee it cannot use because housing is unavailable or because of New Horizon's error. Payment does not guarantee qualification, a bed, residency, or a lease.

If authorized staff later records that a New Horizon applicant qualifies, management may issue a personalized license agreement and place a temporary hold on the identified bed. The applicant must use the secure link to review the exact agreement and deliberately provide the requested typed acceptance. An expired, declined, superseded, or withdrawn agreement does not create a right to the bed. Management may require additional identity, payment, move-in, or countersignature steps described in the finalized agreement and applicable law.

4. Invitation-only accounts

Resident and staff accounts are invitation-only. Keep credentials and authentication codes confidential, use an account only for its intended role, sign out on shared devices, and promptly report suspected unauthorized access. You may not share, sell, transfer, or impersonate another person's account.

Access may be limited or suspended to protect residents, applicants, staff, property operations, or system security; to respond to an account change; or when a person is no longer authorized.

5. Acceptable use

You may not use the portal to:

  • submit false, deceptive, threatening, discriminatory, or unlawful material;
  • probe, bypass, disable, or interfere with authentication, access controls, rate limits, or availability;
  • upload malware or files unrelated to the requested housing process;
  • access another applicant's, resident's, household's, or community's records;
  • scrape private data, reverse engineer access tokens, or automate abusive submissions; or
  • use contact information for unsolicited advertising or another unrelated purpose.

6. Documents and content

You remain responsible for information and documents you submit and must have authority to provide them. Submitted material may be used only for the housing, resident-service, security, and legal purposes described in the Privacy Notice.

Portal branding, layout, text, and original materials may not be copied or republished in a misleading way. Property photographs and third-party materials may be subject to separate rights.

When the portal asks you to open or accept a program document or license agreement, review the complete document before acting. The portal records the presented version, content hash, time, typed name, and acceptance statement so management can identify the exact document involved. Do not accept for another person or if the displayed name, property, bed, dates, rent, deposit, or other material terms are incorrect; contact management through support instead.

7. Third-party services

The portal may link to community websites, tenant-screening services, email providers, maps, or other services. Their terms, privacy practices, accessibility, and availability are controlled by those providers. A link does not change the provider's obligations or make its content part of this portal.

Tenant screening for participating communities, if requested, occurs through a separate provider invitation, disclosure, and authorization. New Horizon Opportunities does not require a background check for its application. Its $20.00 application fee—and the $35.00 application fee charged by Countryside Estates, Tower View Estates, and West Bennett Estates—covers application review and administrative processing and does not guarantee housing approval. Applicants at a community that does request screening should review the provider's disclosures before authorizing any consumer report.

8. Resident and financial records

Portal balances, documents, maintenance updates, and notices are provided for convenient access to operational records. If something appears incorrect, contact management promptly. Do not ignore a signed agreement, formal notice, emergency instruction, or payment obligation solely because the portal is unavailable or a display is delayed.

Resident online payment processing is not available unless expressly enabled for the resident's organization. One-time and automatic resident rent payments use ACH debit from a U.S. bank account. A separately labeled application fee is not rent and does not post to a resident ledger. A payment is not complete merely because a browser returns to the portal; authoritative provider confirmation and the applicable portal payment record control.

9. Optional automatic rent payments

Automatic rent payment (“AutoPay”) is optional and remains off until an authorized resident affirmatively enrolls through the secure resident portal. Before enrollment, the portal identifies the participating community, the anticipated monthly payment date, how the amount is determined, the first expected payment date, and the saved U.S. bank account that will be used. Stripe securely stores complete bank-account information; the portal receives only limited display details and provider identifiers needed to operate the service.

By enrolling, the resident authorizes the participating property owner or manager to debit the saved U.S. bank account on the displayed automatic payment date, which may be the rent due date or the resident's selected number of calendar days before it. The resident also accepts the ACH debit mandate presented in Stripe's secure flow. The actual rent due date and grace period do not change. The payment covers the positive, posted rent for the resident's linked household or lot accounts. Posted credits and payments reduce the amount collected. AutoPay does not authorize collection of an application fee, deposit, late fee, repair, utility, or another non-rent charge. When one resident is authorized to pay more than one linked lot in the same community, the rent may be collected in one combined transaction while remaining separately recorded on each lot.

The property sets the maximum number of days before the due date that rent may be paid. The resident selects an available AutoPay date before authorizing the saved payment method. A different timing selection requires the resident to turn off the existing authorization and enroll again; the portal does not silently move an authorized payment to another date.

A resident may turn AutoPay off or replace the saved payment method from the account page. A change made after processing has begun applies to the next eligible payment and does not reverse a payment already in progress. ACH bank debits can take several business days to confirm and remain processing until Stripe reports success or failure. A failed or action-required payment does not extend the rent due date or any grace period. The portal will show the current status and provide a secure way to update the payment method or pay manually. Residents should keep their email address current so they can receive enrollment, processing, payment, failure, and cancellation notices.

10. Availability of service

We may maintain, update, suspend, or discontinue a portal feature. We work to keep the service reliable and information current, but temporary errors, maintenance, provider outages, or delayed updates can occur. Contact the relevant property when a time-sensitive matter cannot wait for the portal.

The portal is not an emergency service. Call 911 for immediate threats to life or safety and follow the property's emergency maintenance process for urgent building or utility conditions.

11. Changes and contact

We may update these terms when the portal, property operations, or legal requirements change. The date at the top identifies the current version. Continued use after an update is subject to the updated terms, but these terms do not waive rights that cannot lawfully be waived.
